Now that you have made the decision to sell your house there are a lot of things on your To-Do list, but the most important is figuring out what your house will really sell for. Fortunately, there is a lot of data available to help us find a fair sale price. The process also requires dealing with some intangibles.

The number one reason why homes don’t sell is that they are priced too high. If an agent agrees to list your house for a price that is too high for the market, they are doing you a huge disservice. It’s a wast of your time and a waste of their time. Do you know why most agents are willing to accept a listing for a price that is too high? They know that after your hopes and dreams are crushed, they might be able to talk you down to a more reasonable price. It’s still a waste of time.

You should still be aggressive and try to get the most money for your property. I even recommend testing the limits of what you can sell it for. But there is a difference between testing the limits – knowing that it is a test – and still being aware of the true value range, and being completely delusional. Everyone wants the most money out of the house, but very few people, if any are going to pay more than market value just because they like you and want to give you more money.

I think it’s best to be candid and up front about things like this. If I treat you with enough respect to tell you the truth, you will probably treat me with the respect of being honest about what you are really willing to do to get your house sold.
